JoAnne never intended to sell the family homestead, a home the family named Casa Cashin. Her grandparents bought the home in the 1940’s. Her father moved into the home after her grandparent’s passed away and she moved into the home to care for him in his later years. She fully intended to settle in for the rest of HER life.

JoAnne grew up loving every inch of Casa Cashin. She had explored every nook and cranny, knew the story behind every object. Her father had changed very little after he moved in and lived in the home.
When she moved in to care for her father it was clear she could choose to stay forever. She improved and modernized without changing the soul of the home she loved so much.
Life Gets In The Way
But life has a funny way of interfering with your plans. Soon after her father passed away JoAnne’s life changed dramatically and she made the painful choice to leave Glendale and Casa Cashin.
Sell As Is?
JoAnne clearly loved the home exactly as it was- every picture, knick-knack, and object added up to her family home. Our professional opinion was that the home would have sold for good money with no changes at all.
However, the home had a very strong personality and it was difficult to see a modern life taking place amongst the very full backdrop of antiques and collectibles.

Today’s buyer expects to see the “after” when they consider a home, not the “before”. JoAnne’s father had remodeled the kitchen and many of the systems had been updated, but the floor plan was not modern and the bathrooms could use contemporary upgrades.

Before And After

Casa Cashin is a two bedroom home. We marketed it as a 3 bedroom because that is how it presents on all legal records, but the third bedroom is best used as a family room/den.
Every buyer that was not the “right” buyer was turned off by this fact, but the buyers who reacted to the unique story of the home were enthralled. We were able to focus those buyers attention on the soul of the home, not just the logistics.
Casa Cashin attracted multiple offers and sold for over asking price within our eleven-day marketing plan. JoAnne netted over $100,000 more than she had anticipated.
